The article is devoted to the analysis of real estate as an object of civil law through a comparative legal analysis of two leading concepts: legal and factual. As a result of the research, it was found that none of the concepts is exhaustive. In this regard, an integrated approach is needed to define real estate as an object of civil law. Real estate in civil law is primarily a legal construction. To simplify the definition of a real estate object, it is proposed to divide the characteristics of a real estate object into basic and additional ones.
