The article analyzes the models of rental housing regulation, depending on the prevailing approach in the legal system to ensuring the stability of hiring and the effectiveness of legal protection of the tenant. An assessment of the impact of the regulatory model of rental housing on social and economic processes in the housing sector is given. The legal review of the issue of out-of-court unilateral termination of the lease agreement at the request of the landlord as an element that defines the model of regulation of relations in this area is carried out. It is concluded that the support of the stability of rental housing and the legal protection of the tenant should be carried out mainly on the basis of mandatory rules of law.
