The article examines the correlation between the civil circulation of immovable property and the mechanisms for the protection of property rights. It is substantiated that the stability of circulation is determined not only by state registration, but also by the legality of the acquisition basis, the good faith of the participant, and the correct choice of judicial remedy. Based on legislation and current judicial practice, the main qualification problems are identified and practical guidelines for law enforcement are proposed.
