Specifics of Legal Regulation of Property within the Boundaries of Real Estate Partnerships for the Purpose of Integrated Territorial Development

Research objective: analysis of the specifics of the implementation of the rights of owners of real estate within the territory of a partnership of real estate owners in various regions of the Russian Federation.. Methodology: general scientific and private scientific methods (formal-legal, statistical, comparative-legal) of scientific cognition of social processes and phenomena. Conclusions: the conducted research on the ways of forming the property basis for the activities of different types of real estate ownership associations as corporate non-profit organizations made it possible to identify issues that are within the exclusive competence of the general meeting as the supreme governing body of a legal entity. In particular, attention was drawn to the need to amend the special Federal Law «On Participation in the Shared Construction of Multi-Family Houses and Other Real Estate Objects and on Amendments to Certain Legislative Acts of the Russian Federation» in order to clarify the regulation of the legal regime of land plots within the boundaries of block-built houses (or townhouses).. Scientific and practical significance: the study identified ways to improve the civil legislation of the Russian Federation regarding associations of property owners, which will expand opportunities for protecting the rights and legitimate interests of property owners in both apartment buildings and block-built houses in order to promote the comprehensive development of territories.
